At Nature Pacific Pest Services, we recently completed a pest inspection on a residential property in Santa Rosa, California, as part of a routine real estate evaluation. The home had undergone some impressive updates including fresh paint, a new roof, and new gutters. However, our inspection revealed some hidden issues that needed attention to protect the integrity of the property.

What We Found

Despite the recent remodel, we identified several wood-destroying organism issues and moisture-related concerns, particularly in the crawlspace and around the exterior of the home. These are some of the findings from our inspection:

Dry Rot in Multiple Areas

Dry rot was observed on the siding, trim, fascia, and chimney. These areas had visible deterioration that likely developed before the home’s recent paint job. While cosmetic improvements like new paint can help a home look fresh, they may also cover up signs of deeper damage unless inspected properly. Our recommendation is to remove and replace all dry-rotted components to ensure the structure remains sound.

Surface Fungus in the Crawlspace

We found evidence of surface fungus in the crawlspace, which often indicates prolonged moisture exposure. If left untreated, this can accelerate wood decay and invite further pest activity. We recommend removing and replacing affected wood and treating the area to prevent future fungal growth.

Moisture Issues in the Crawlspace

Moisture levels were elevated in the crawlspace, which creates a conducive environment for both fungus and wood-destroying pests. Our team recommends installing a vapor barrier to help control moisture and adding more ventilation around the foundation to improve airflow and reduce humidity buildup.

Additional Findings

Wood Boring Beetles Present

One of the more serious discoveries was the presence of wood boring beetles. These pests can cause significant structural damage if not addressed properly. Based on the activity observed, fumigation is strongly recommended to eliminate the infestation and protect the wood framing from further deterioration.

Detached Garage and Site Notes

The property also features a detached garage, which did not show signs of active infestation but should still be monitored regularly. It’s common for garages and other outbuildings to become points of entry for pests if preventive measures are not in place.
