Our team conducted a thorough pest inspection at a home in Rohnert Park, California. The inspection revealed a number of concerns across multiple areas of the property, ranging from active termite infestations to structural wear and sanitation issues. Below is a breakdown of our findings and recommendations.

Our Findings

Termite & Wood Damage

We identified subterranean termites, drywood termites, and dry rot throughout various parts of the home. This included damage to the trim fascia, door jamb, and even LVP flooring. These are all classified as Section 1 issues and should be addressed immediately to prevent further structural compromise.

Crawlspace & Vapor Barrier

The current vapor barrier in the crawlspace is old, torn in multiple places, and failing to fully cover the area. Additionally, rodent feces were found scattered on top of the barrier, further contaminating the space. We recommend replacing it with a 12 mil or 15 mil barrier, which is significantly more durable than the 4–6 mil products most companies use.

There is also cellulose debris (wood particles) scattered across the crawlspace floor—an attractant for termites. We found active termites consuming the cellulose debris, confirming the need for cleanup and treatment.

General Pest Issues

We found evidence of rodents in the attic, crawlspace, and garage. There were droppings on the HVAC box in the attic, throughout the crawlspace, and scattered across the garage. Our recommendation includes:

  • Rodent exclusion work

  • Feces removal

  • Disinfection and sanitation

  • Treatment with a registered viricide

Additional Non-Pest Findings

While our primary focus was pest-related, we also noted several structural and maintenance issues that homeowners should be aware of:

Rusting metal piers in the crawlspace that should be replaced over time

Roof nearing the end of its lifespan and in need of replacement

Exterior paint and caulking required to seal and protect the home

Bathroom fan not venting properly (no exhaust)

Detached duct in the attic requiring reconnection
