Santa Rosa Pest Inspection

Uncovers Subterranean Termites and Structural Concerns

Santa Rosa Pest Inspection Structural Concerns

If you’ve ever bought or sold a home, you may already know that a pest inspection is an important part of the process. However, if you’re new to real estate transactions, you might not be familiar with what a pest inspection covers—or more importantly, how to read the report.

Inspection Findings & Recommendations

Subterranean Termites
Finding: Confirmed activity near the garage and in the crawlspace.
Recommendation: Perform a full perimeter soil treatment and apply localized treatments in the crawlspace to eliminate the colony and prevent future infestations.

Moisture Vapor Barrier
Finding: Damp soil in several areas of the crawlspace.
Recommendation: Install a moisture vapor barrier to control humidity and reduce conditions conducive to pest and fungal activity.

Surface Fungus
Location: Beneath the kitchen and bathroom.
Type: Classified as a wood-destroying organism (WDO).
Recommendation: Scrape off affected areas and treat with a registered fungicide to prevent further spread.

Findings Continued

Rodent Entry Points
Finding: Gaps and openings on the roof that allow rodent access to the attic.
Recommendation: Seal all entry points to prevent infestations and protect insulation and wiring.

Dry Rot
Location: Right side of the garage.
Recommendation: Remove rotted siding, treat the framing with wood preservative, and reinstall with Tyvek weatherproof paper and new siding to restore structural integrity.

Landscaping Concerns
Finding: Overgrown bushes and trees near the structure.
Recommendation:

  • Trim bushes and shrubs at least 18 inches away from the siding.

  • Trim trees and tall plants at least 4 feet away from the roof and gutters.
These steps help prevent roof and gutter damage and reduce the risk of rodent access to the home.

Plumbing Leak
Finding: Minor leak detected.
Recommendation: Contact Holman Plumbing to address the issue.
