What to Expect During a Pest Inspection

Getting a pest inspection can feel like a big step—especially if you’re buying or selling a home. Whether you’re a first-time homebuyer or a seasoned homeowner, here’s exactly what you can expect when you schedule a pest inspection (also known as a WDO inspection) with our team.
What Happens During the Inspection
When your Nature Pacific inspector arrives, they’ll check in with you before beginning. The inspection typically follows this order:
Exterior of the home – The inspector diagrams and inspects the perimeter of the property.
Interior and garage – We move indoors to assess visible wood members, framing, and common pest access points.
Attic and crawlspace – These areas tend to be the dirtiest and are saved for last.
In California, these are technically called WDO (Wood Destroying Organism) inspections. The inspector is looking for signs of:
- Subterranean termites
- Drywood termites
- Fungus and surface mold
- Dry rot
- Wood boring beetles
- Carpenter ants and bees
- Other wood-destroying organisms
Because Nature Pacific Pest Services is certified for both WDO and general pests, we also look for evidence of rodents during our inspection. If we find signs of rodents in the attic or crawlspace, we’ll include a note in the report and—upon request—provide a separate estimate for rodent exclusion or treatment.
After the Inspection

Once the inspection is complete, your technician will:
- Go over key findings with you
- Answer any questions you may have
- Collect payment and provide a receipt
This receipt will include a brief summary of the inspection, along with photos for reference.
Within two business days, you’ll receive your official California WDO Pest Inspection Report. This document will detail:
- Section 1 findings – Active infestations or issues requiring immediate attention
- Section 2 findings – Conditions that could lead to future infestations or damage
The report will also include pricing for recommended repairs or treatments.
