pest Inspection was done at 2307 Copperfield Dr., Santa Rosa, CA on Wednesday 3/26/25. Findings at the Time of the inspection include:
Surface fungus in the crawlspace
Excessive moisture in the crawlspace
Vapor barrier and some pump need to be installed to the crawlspace
Surface fungus in the attic space
Two vents need to be fixed in the attic space
Evidence of rodents in the attic and crawlspace, rodent exclusion. Repairs are needed to keep the rats out. New insulation is highly recommended in the attic due to excessive rodent feces and urine as well as sparse insulation not to current code. New insulation will help keep the home more energy efficient
Low cross, ventilation and airflow. New vents need to be installed around the foundation.
bedroom with organic matter exterior siding should be removed and correct any framing or fungus in the wall. Treated the framing with wood Preservative and fungicide Bora care. Then reinstall new insulation to the wall, Tyvek weatherproof paper and flashing. Then reinstall siding and new doors and windows
Structural issues included
Old peers are rusted and tilted. Recommend removing them and replacing them with pressure treated 4 x 4 post.
Recommend install installing Simpson brace and bolt earthquake retrofit brackets. This will assist in the homes shifting. In several areas, the mud is lifting away from the foundation.

pest Inspection should be done every 2 to 3 years. Or a limited inspection of at least the crawlspace on an annual basis.
